Background

R&D, Inc. buys, owns, operates and develops commercial residential and industrial real estate. These investments consist primarily of high-quality, income-generating properties leased to creditworthy companies and governmental entities. We may also invest in entities that make similar investments.

We were incorporated in the State of California on January 23, 2002. We have one paid employee and are self-advised and self-managed by the board of directors.

Primary Investment Focus

We invest primarily in high-quality, income-generating properties, leased or pre-leased to creditworthy companies and other entities. We will invest in properties at all stages of development, from those under construction to those with established operating histories. We will also speculate in pure land acquisitions with the intent to develop it per the current zoning or seek variances where zoning may be adaptable.

Restoration & Development Inc. has developed specific standards for determining the creditworthiness of potential tenants of our properties. While authorized to enter into leases with any type of tenant, we anticipate that a majority of our tenants will be individuals or tenants whose lease obligations are guaranteed.

In an attempt to limit or avoid speculative purchases, we will generally will seek to secure, on our behalf, leases with tenants at or prior to the closing of our acquisitions of properties.

Although we are not limited as to the geographic area where we may conduct our operations, we currently intend to invest in properties located in California, the East Bay in particular.

R&D Focus

It is the intent of the Board of Directors to grow the company by focusing on properties that are in growing commercial districts, underperforming single-family residential neighborhoods and in-fill lots around the East Bay Hills.

Some of our focus will be on the historical structures that dot our neighborhoods. We intend to restore them to their original appearance while updating the standards of the living environment to the norms of today.

That means replacing foundations, in some cases lifting structures to take advantage of a nonconforming living spaces, repositioning the structures on the lots, to take full advantage of the current zoning. Some of these assets will be held as cash generating property.
